10/13/11 Construction Loan Paid Off

The Board of Directors is pleased to advise you that the Colebrook loan which we needed to rebuild has been paid off!!  We trust everyone will find some way to celebrate this good news!!

4/28/11 Lawsuit Update

The Court has granted our request to file a Notice of Civil Remedy (see the 9/8/2010 explanation below).  In addition we will be allowed to present a claim for attorney fees to the court for consideration should this matter have to go to trial.  Now that the Court has approved our filing we will want to again depose the Axis Claim Manager.

As always we will remain optimistic and hope that we can be back on the trial last by late summer.

11/21/10 Board Election Results

Becker and Poliakoff, our Association attorneys, have tallied the results of the November election for your CBC Board. Incumbents Ed O'Connor, John Thomson, John Vary and David Zibolski were all reelected. Officers were also nominated and will remain the same for the next year: President Dick Garrett, Vice President David Zibolski, Treasurer Tom Andres and Secretary John Thomson. Our thanks to all who ran and all who voted.

9/10/10 CBC Receives RCI Gold Crown Designation

We are delighted to inform all of you that we have been designated a Gold Crown property by RCI!!  Please congratulate all of the staff for their hard work and this great result next time you are speaking with them at the resort or over the phone.  This designation is reflective of the comments many of you have made to this Board over the past couple of years.  The significance of this designation is that in addition to enjoying a resort that has never been in better shape, this will increase our unit trade values with RCI and our resale values.

One caveat with what we see as an increased demand to trade into CBC is that we will need to work with RCI to make sure that folks who trade in know beforehand that our units are very small compared to many other resorts.

9/8/10 Lawsuit Update

Once again we have been taken off the trial list.  But this time it was due to our own actions.  We filed a "Notice of Civil Remedy" with the Court.  It alleges that Axis has failed to pay our claim for those parts of the building which were not damaged by the fire but that we were forced to destroy and replace because of the fire.  Our lawsuit now includes a demand that Axis pay us an additional extra-contractual amount over and above the amount of those costs because of their delay.  This is allowable as a "Civil Remedy" if we can show that Axis had knowledge that they did in fact owe us for this portion of the claim.

While our position was that this was not a new claim but rather an enhanced claim, the court decided to allow Axis the chance to interview our witnesses as to the amount of our claim for the undamaged part of the building, which by so doing we believe they have now tacitly admitted is covered.  We believe that our pursuit of the claim for Civil Remedy will benefit us in terms of our receiving a bona fide offer from Axis before trial.

7/22/10 Special Unit Pricing!

The Board of Directors at a meeting held June 20th drastically cut the sale price of Association-owned units owned from the first week of May through October. This was done to mitigate their effect on next year's Budget. All prices INCLUDE closing costs.

Studio units will sell for $895. One bedroom, pool view units are priced from $1000. One bedroom pool/gulf view in the north building are priced from $1,200. Gulf view units in the center building are $1,500. Gulf front units in the north building are priced from $1,800.

The Buy-one-get-one-free offer still applies.

6/25/10 Referral Incentive

In addition, as an incentive to induce owners to promote sales, any owner who refers a non-owner who purchases will have their 2011 maintenance fee reduced by $500. This special incentive applies only one time, and ends September 30, 2010.

Older Announcements:

We can no longer take a note or e-mail that you want to put your unit up for rent.  It appears that the IRS has taken an interest in our rentals.  Therefore any time you want to put a week up for rent thru VRI you will need to fill out a new rental agreement and a new W-9 for the IRS.  We will be glad to send you the forms if you call the office.  If you have any questions about this, please call Ed O'Connor our General Manager.
