PRESIDENT’S MESSAGE by Sarah McElwee
Dear Owners,
It is springtime and the weather is wonderful at our little “home away from home” in Ft. Myers Beach, Florida. I wanted to take just a few minutes of your time and alert you to the most recent happenings both at the resort and within the Board and our Association.
We were saddened to receive a resignation from Steve Elbing, one of our Board directors. Steve has been a strong voice and advocate for our owners on the Board but has made the decision that he needs to focus on family and health. We wish Steve all the best and thank him for his many years of service on the Board. As is allowed by our Association by-laws, we have appointed a new member to fill Steve’s seat for the balance of his term, which ends in October of this year. Gus Vargo was the next highest vote getter in our October elections (after the re-election of the incumbents) and so the Board appointed him to fulfill Steve’s term. Gus and his family are long time owners at CBC and are typically on property in the fall. Gus brings a passion for the resort as well as a financial background from his career and work experience. In October, there will be three Board members up for re-election. They are Gus, Patrick O’Connor, and me. Please join me in welcoming Gus to your Board of Directors.
If you can make it to the resort this year (or if you have already been there!) you may have seen some of the property improvements that have been made over the past several months. There are also some improvements that you cannot see! The improvement with the biggest visual impact (in my opinion) is the placement of pavers on the pathways making it so much easier to get around the grounds. They just look gorgeous. A less visible but still especially important upgrade was the addition of room dehumidifiers in each unit of the South Building. As we are all aware, our units are small and the weather in Florida tends to be VERY humid. Without a dehumidifier, we experience dampness and stuffiness in the rooms that can make them uncomfortable. The dehumidifier units are all wall mounted, quiet and keep the moisture levels in the unit at an acceptable level. The improvements to the room environment is significant and so we are looking to potentially expand them throughout the balance of the resort.
Another improvement that is not particularly visible is the remodel and upgrading of our pool’s equipment room. We have all new chemical meters and dispensers as well as redundant pipes and filters ensuring the automated management of the pH and chemical levels in the pool for both our safety and to meet the health department requirements. With the addition of redundant systems, we have reduced the chance that we will have any pool downtime due to breaks or malfunction. As shared, while not visible, this is an important upgrade to our systems.
The Board has a full agenda for 2021 with our meetings happening in June, August and of course, October. We plan to conduct each of these meetings on premise and hope to see you in attendance, if possible. Some key items that we will be resolving are the potential for installing a rest room under the north building for those of you using the pool, upgrades to the spa equipment, HVAC upgrades and replacements in the North building. We are always looking to ensure that our outdoor facilities are kept in working order replacing grills and activity equipment while also conducting routine maintenance to our grounds, replacing our washer and dryers, and keeping the resort at a level that you have come to expect.
We hope that you will be able to visit/stay with us in 2021! We look forward to welcoming you back to our “home away from home” and welcome your feedback and comments.

TREASURER NOTE
Caribbean Beach Club continues to be on a solid financial footing. While the new management company is catching up on maintenance that had fallen behind, we had some major unexpected expense to repair and upgrade south building units. We have been managing our finances prudently and should be able to pay for that work while staying within our budget and existing resources. We are also fortunate to have had little adverse effect from the pandemic, and hope that means you are faring well yourselves. Tricom’s administrative procedures are different from the prior management company, so please be sure to check with Mary at the resort or in the owner pages on our website to see how to handle reservations, rentals, maintenance fee payments, etc. We know the transition to Tricom’s billing and payment process this year caused some frustration for some of you, but we are making improvements based on your feedback, so keep it coming. In closing, please feel free to contact me if you have any questions or thoughts about our finances – it is an honor to help keep our beachside paradise humming along!

RESORT MANAGER’S CORNER
Hello everyone,
First, I would like to thank you, the owners, for another unforgettable peak season. With the COVID restrictions slowly lifting, we were able to have more folks comfortable with travel as they have done in the past. CBC enjoyed several weeks of complete occupancy. Secondly, the house-keeping staff would like to thank the owners and Board for the new commercial washer and dryer just installed. The new machines have a higher capacity for items to be laundered, meaning the turnover time for weekly linens will be quicker.
As always, know that we look forward to each and every week for the arrival of new owners and their families. If you have any questions or concerns, please call the office or come by and see either myself or Michele.

As the situation around Covid-19 continues to evolve, we are doing everything we can to assist with your travel plans. As we follow state and county guidelines, please contact the resort prior to your arrival for the most recent Covid-19 updates.
The confidence and safety of our owners, guests and team members remain priority. The CBC team takes great pride in maintaining the highest standards of cleanliness. In response to Covid-19, we have taken additional measures to make our cleaning protocols even more rigorous.
For travelers affected by travel restrictions, we are suggesting to “bank” or “exchange” owner time. Platinum Interchange is a good source and can answer any exchange questions you may have. Whether you are travelling now or in future, our team is ready to welcome you.
