Fellow Owners: We are halfway through 2021 and it has been a challenge for some – a joy for others. The pandemic is being managed – state by state – and your CBC Resort is in a state that is striving for as much “normalcy” as possible. Please know that the team on property is taking cleanliness and safety very seriously and while we have had our challenges because of our OVERWHELMING occupancy, even in the historically slow months, we take all feedback and kudos equally, so keep that information coming!
We had our March Board meeting via ZOOM and then we were able to meet in person in June and did the same for August. We plan to have the October meeting in person as well – including the Annual Owner’s meeting and encourage all owners to attend, if possible. Please consider your own personal comfort level with the COVID situation and know that as usual – proxy voting cards will be mailed to all owners, so if you have any concerns at all – your attendance is NOT required.
Your Board and management company have completed LOTS of new projects and enhancements to our resort. You will notice new pavers throughout the resort as well as new turf to replace the “weeds and dirt” around the shuffleboard courts and gazebo.
We have found a solution for having a bathroom available near the pool, so that folks don’t have to travel all the way back to their units. We have this on a trial basis and look forward to your feedback. We did make a change to our smoking policy at the August meeting. As many of you know, we eliminated smoking within 25 feet of doorways and this then eliminated smoking on the Lanais and walkways and everyone has been very supportive. In recent years, the volume of smoking in the pool area has expanded to a level that has necessitated an update to the policy. In addition to the Lanais and walkways, you will no longer be able to smoke in the pool area. We will have designated smoking areas as well as any open parking area. This is effective Week 40, October 2, 2021, and you will receive information at check-in as to where those areas are located.
Many of you have noticed the significant change in the HVAC and room comfort in the south building because of new dehumidifiers that run all the time (thank you Florida humidity!) but drain to the outside. There is no action needed from you except to enjoy the comfort of your unit! We are in the process of replacing all the HVAC and adding dehumidifiers to the NORTH building and are hoping to have that complete by November.
Lastly, for my note, but certainly NOT least – we will be performing maintenance on the pool and spa to include full coping replacement, tile replacement surface replacement/renewal. This is something that must be done every 10 years or so, and it is now time. To accomplish all of this – the pool and spa must be drained which will make them unavailable to us for two full weeks. Looking carefully at calendars and prior history – those two weeks will be weeks 17 and 18 (April 23, 2022 through May 6, 2022). We are working on determining how best to support owners in these weeks with ideas like getting access to the pool next door at Mariner’s, potentially allowing an exchange of unit to another week in the year, etc., and your input and feedback is welcome. We wanted everyone to have the heads up but will be working especially closely with those owners in these weeks to ensure a positive experience.
It is the Board’s hope and prayer that you and your families have been able to stay safe, healthy, and of a positive mind. Enjoy your home away from home and we hope to see you in October.

RESORT MANAGER’S CORNER
We are continuing to make creative improvements around the property to provide a fresh look. The dolphin mailbox, the comment card dolphin, the hotdog and palm tree murals outside the office, and the south building laundry have all been given a new coat of paint and clear coat.
The colors are brighter and more vivid than I ever remember.
Additional pavers have been placed on the far side of the pool along with the walkway by the shuffleboard. This will continue throughout the property in different sections, until we have replaced all the old ones.
We have looked forward to the arrival of owners that were able to travel this year. Excited to see folks with their families enjoying the sun and sand at Caribbean. Such a change a year can make, right? As always, we want you to stop in the office and chat with us. Good stories of local adventures or good food is always welcome.
As email continues to be the most popular way to communicate, it is important to keep our records up-to-date. We ask if any of your information changes to make sure to keep us informed.
Lastly, filling out your comments cards is the best way to communicate how we are doing as your resort. You have the opportunity to rate the resort on several different categories and give suggestions. Every comment card is reviewed and given to Tricom Management and to the Board of Directors. CARIBBEAN BEACH CLUB CALL FOR RESUMES
The Annual Owner’s Meeting will be held on October 25, 2021, at 1:00 pm (EST) in the rec room of the CBC Resort. The purpose of the meeting is to elect directors and any other business as may lawfully be conducted at this meeting. Subsequently, this is the FIRST NOTICE OF MEETING AND CALL FOR RESUMES to those Owners who are interested in serving on the Board of Directors.
Board members are elected for a two-year term. They attend a minimum of three (3) meetings each year, receive monthly reports on Association business and collectively make decisions for the Association. Board members must certify, in writing, that they have read the Association’s condominium documents and policies and will uphold the documents to the best of their ability and faithfully discharge their fiduciary responsibility to the Association’s members. Per our Association By-laws, you must be an owner of record for at least one unit at CBC and you must be current on all fees.
If you are interested in serving in one of the three (3) seats up for elections, please follow the instructions below and return your resumes no later than September 17, 2021.
QUALIFYING FOR THE BOARD OF DIRECTORS
Florida Statutory Requirements for Candidate Information: “The condominium and cooperative acts do not prohibit candidates from campaigning for election. Moreover, any candidate may submit a personal information sheet to the Association not less than 35 days prior to the election. This sheet may not exceed one side of an 8 ½” by 11” sheet of paper and may contain information describing the candidate’s background, education, and qualifications as well as other factors deemed relevant by the candidate.
The Association must distribute copies of such sheets with the second notice of election. The information sheets may be printed on both sides of the page to reduce costs. If consented to in writing by the candidates involved, two or more candidate information sheets may be consolidated into a single page. The Association may not edit, alter, or otherwise modify the content of the information sheet. The original copy provided by the candidate becomes the part of the official records of the Association.”

RENTAL VERSUS EXCHANGE
As owners, we have flexibility in how we use our owned unit weeks. You may visit the resort during your owner week(s), you may try to find someone else to rent it from you in your owned week, you can turn it over to our management company (Tricom Management) to rent for you or you may deposit the week with our free exchange service (Platinum Interchange) and receive two weeks in exchange for your deposit of one week.
Because of our change to a new management company, how rentals and exchanges are managed is slightly different and so we wanted to provide some details that may help you when you decide what to do with your owner week when it arrives. As a note – these guidelines apply when you are current in all maintenance fees. If you are delinquent, you must bring your account fully current to take advantage of any of the options, including staying on property during your owner week.
RENTAL: If you would like to offer your unit up for rental, there is a form/contract to complete with Tricom Management and that document says they will make every effort to rent your unit for as many nights as possible. They will pay you the market rate for the room that they receive. NOTE: This means that if it is high season – you will get the value of the room rental per night that the room is rented for less costs and not a flat rate of $159 per night as was delivered under prior management.
They could rent it for two nights – then three nights and then another two nights. They could rent it for 5 nights, or it could be for the full week. You will not know until the week is complete. If the room is rented in blocks, you will see a cleaning fee of $40 deducted from your rental check for any rentals above the first. For example, if it is rented 2 then 3 then 2 – you will get 7 nights of rental income minus $80 for the two cleaning fees after the first one. Please note that if you want to change your mind and NOT rent your unit – you must give notice of at least 30 days prior to the start of your owner week.
EXCHANGE: With our new management company, all owners are automatically enrolled in an exchange program called Platinum Interchange. There are no fees or charges to you for depositing your unit with Platinum Interchange and for each unit week you deposit – you can exchange that week for TWO weeks at any number of over 1,300 locations around the globe. This means that if you have historically paid memberships to exchange companies like RCI or others – you could potentially cancel those memberships and use Platinum Interchange for no charge. When you exchange your owner week – it means you are trading it for a future stay at a different time and at a potentially different place (you can exchange it for a different week at CBC, if it is available). There is no rental income and depending on your choice of exchange locations – you may have a small resort or exchange fee for processing and handling. This varies by exchange week and location so you will want to speak to the Platinum Interchange team when you decide to book your exchange. Remember – there are no fees to deposit your week for exchange.
