Last Call for Resumes!
Dear CBC Owners,
I wanted to take a quick moment and let you know about our August Board meeting and to make a last call and plea for resumes for the Board of Directors. Later in this newsletter are the details but bottom line is that we are looking for you to send us a one-page document that tells us why we should vote for you for the Board of Directors, and you will email that document to Tricom or Mary Allison NO LATER than the 16th of September. Tell us about your ideas for the resort – tell us about your time and experience both at the resort and outside the resort that give you some reasons for being a GREAT member of the Board. Your current Board is running well (in my humble opinion!) but we can always use an influx of new thoughts and ideas to keep us moving forward.
Our August meeting was a success with a unanimous approval of our 2023 budget. You will see, despite the historical inflation currently being experienced in our nation, that we are able to keep our maintenance fees FLAT with NO INCREASE from 2022. How did we do that? We did that through feedback from you that told us that there were some items that were loved (Portable toilets by pool) but that the expense was too high. We found a compromise and purchased the toilets (as nice but a smaller unit) and saved $30,000.00 worth of expense. Our investments this year in the pool upgrade and unit renovations (deep cleaning, HVAC, dehumidifiers) is also being reflected in reduced emergency maintenance needs.
Finally, some miscellaneous notes from feedback and discussions. We will be CLOSED for weeks 36 and 37 for the pool renovation and unit deep cleaning. On that note – we will be closing the pool after dark descends on Thursday, 9/1/2022 which does mean that for week 35 owners, you will not have access to the pool on Friday of that week. We truly apologize for this inconvenience but using the time Thursday and Friday to drain the pool will keep us on track to complete the renovation in two weeks.
Earlier this year, we removed the signs indicating that parking under the middle building was “reserved” for certain units. The reason for this is because these spaces are not reserved for anyone. There was some history where some owners had these dedicated spaces but as we have continued to buy/sell/trade these units over time – these reserved spots have gone away.
Lastly, you will continue to see updates and improvements to our family resort with all new mattresses and bed frames coming in the next several months. The bed frames will allow for storing suitcases UNDER the bed and the new mattresses will be welcome. You will also see all new pool furniture as we transition away from the older, damaged and in some cases, very uncomfortable pieces we have today. We continue our paving efforts and plan to add a grill space and picnic area outside the gazebo for family enjoyment.

CARIBBEAN BEACH CLUB CALL FOR RESUMES
The Annual Owner’s Meeting will be held on October 24, 2022, at 1:00 pm (EST) in the rec room of the CBC Resort. The purpose of the meeting is to elect directors and any other business as may lawfully be conducted at this meeting. This is the NOTICE OF MEETING AND CALL FOR RESUMES to those Owners who are interested in serving on the Board of Directors.
Board members are elected for a two-year term. They attend a minimum of three (3) meetings each year, receive monthly reports on Association business and collectively make decisions for the Association. Board members must certify, in writing, that they have read the Association’s condominium documents and policies and will uphold the documents to the best of their ability and faithfully discharge their fiduciary responsibility to the Association’s members.
QUALIFYING FOR THE BOARD OF DIRECTORS
Per our Association By-laws, you must be an owner of record for at least one unit at CBC and you must be current on all fees. If you are interested in serving in one of the four (4) seats up for elections, please follow the instructions below and return your resumes no later than September 16, 2022.
Florida Statutory Requirements for Candidate Information: “The condominium and cooperative acts do not prohibit candidates from campaigning for election. Moreover, any candidate may submit a personal information sheet to the Association not less than 35 days prior to the election. This sheet may not exceed one side of an 8 ½” by 11” sheet of paper and may contain information describing the candidate’s background, education, and qualifications as well as other factors deemed relevant by the candidate.
The Association must distribute copies of such sheets with the second notice of election. The information sheets may be printed on both sides of the page to reduce costs. If consented to in writing by the candidates involved, two or more candidate information sheets may be consolidated into a single page. The Association may not edit, alter, or otherwise modify the content of the information sheet. The original copy provided by the candidate becomes the part of the official records of the Association.”

RESORT MANAGER’S CORNER
Your Board of Directors and management team have approved several projects that will be completed in the coming weeks. The new elevator floor will be installed and the replacement of thatching on all Tiki Huts including the pass thru at the shell washing station. We also have more pavers arriving that will be placed on the walkway of the office, then to the coffee station, and into the pool area. The tree line behind the south building and the mangroves will be trimmed back to allow for better views of the gulf and beach. Though we have more plans in the works, this is just a small list of current projects that are in place.
During the shutdown for the pool resurfacing (September 3rd to September 17th), the staff will be performing deep cleans and preventative maintenance in each unit as well. While these next few weeks will be a very busy time, all the hard work and efforts made by the staff and contractors will surely be noticeable upon your return.
As always, we continue striving to make Caribbean Beach Club your hidden gem on the south end of the island. Hope you have been enjoying your summer and we look forward to seeing you soon.
