Fellow Owners,
This is the first of four newsletters to be sent in 2022. We are targeting each quarter to provide all the latest news and updates from our “home away from home” in Fort Myers Beach, Florida. We are also targeting the news to follow the quarterly Board of Directors meeting which will help with all the news content as well.
Your Board of Directors met via teleconference (ZOOM) on Monday, January 31, 2022. Most of our agenda was focused on follow up for several open topics from our fall meeting. We have finalized plans for the pool renovation, including the replacement of the coping and this will occur during weeks 36 and 37 of this year (September 3rd through the 17th). During this timeframe, we will be closing the resort and will be reaching out to all owners in these two weeks to find you alternative weeks to be on property. If you have not been contacted, feel free to reach out to Mary or Michelle at the CBC office to get your 2022 reservation placed.
Another big topic resolved was the price for owners to rent Week 53. This phenomenon occurs every six years and 2022 is the year! We will be renting all units in this week to owners for the price of our annual maintenance fee only. Owners of Week 52 will have first choice, with offers going out to owners of Week 1 next, and finally open to all owners once the owners of Weeks 52 and 1 have made their choice. Beginning August 1st, we will open the rooms to anyone outside of our owners who might like to come stay in that 53rd week. As a reminder, the dates of that week are Saturday, December 31st through Saturday, January 7th, 2023.
Finally, another topic that has sparked some interest is in the poolside lavatories that have been on property since August. These are on a trial basis and a final decision regarding the next steps will be made at our meeting in May. We are exploring several options including the actual purchase of the lavatories.
Some key facts regarding these facilities: They are on a trial basis, so if you, as an owner, like having bathrooms close to the pool, please let us know; they are locked each night by security to ensure we don’t have “outsiders” using them on our property; they are mobile in that they can be moved by a truck with a trailer hitch in the event of an evacuation but they are NOT your typical “port-a-john.” They are large, air- conditioned, and very comfortable. The reason we are trying this option is because a permanent facility is not allowed by the Town of Fort Myers Beach due to the potential need to evacuate the premises in case of a weather emergency. If we purchase the facilities, we can make them key card entry which is more secure but would also need to have an evacuation plan. By leasing, the evacuation plan and responsibility are with the company from whom we lease. As shared, a final decision will be made when the trial period ends. Our goal is to satisfy the majority of you, as we know that not all aspects of our resort are perfect for every owner.
We have been investing heavily in the resort, spending over $300,000 in improvements in 2021 with a similar budget planned in 2022. This includes the full replacement of the HVAC systems in the North building and the addition of dehumidifiers in every room; the pool refurbishment including a full rebuild of the pool “room” where all the filters, pipes and pumps are located with new pipes and a redundant set of pipes and filters so that we minimize any “down” time due to a malfunction; new railings/fencing for the pool, North and middle buildings, due to wear and breakage; paving of all walkways and paths; and, the addition of turf for both beauty and comfort.
Going forward, we will have a dial in number to all Board meetings and it will be published with the agenda, 14 days prior to that meeting. You are welcome to attend all meetings in person or via the dial in number. Owner comments and input will be taken at the end of each Board meeting, if owners are present. The dates for the remaining meetings in 2022 are Monday, May 9th, Monday, August 15th (this is our annual budget meeting) and Monday, October 24th.
In October, the meeting is in the morning with the Annual Owners’ meeting occurring that afternoon. At the Annual Owners’ meeting, we will be electing Board members for the next term (2023/2024) as well as reviewing the budget and other topics as determined. A call for resumes for Board nominees will occur in late August/early September.

RESORT MANAGER’S CORNER
Hello CBC Owners! We have just experienced some of the coldest weather I have seen in all my time at CBC. It may sound strange to some owners but we are not used to night temperatures in the low to mid 30’s. This week, we were back to days in the mid 80’s!
I am excited for your next vacation with us to see some of the improvements we’ve accomplished. The Dock repairs have been completed and wait until you see it! Additional pavers have been placed by the foot wash area by both beach entrances and up to the North building; and, we will continue with pavers throughout the property in sections. The gazebo was re-screened and new screen doors installed. An elevator floor is being installed very soon along with new downspouts and gutters.
You will be happy to know the road construction is almost complete. The wider sidewalks and bike lanes will be fantastic to get to Santini Plaza or even down towards Time’s Square.
