Fellow Owners,
It is very hard to believe that we are sharing our summer newsletter with you and find ourselves entering the summer season. Let’s get right to the news and recap of our resort and the Board meeting of Monday, May 9th.
We are in full swing in preparations for the pool renovation. As shared on numerous occasions, the entire resort will be shut down for weeks 36 and 37 of this year (September 3rd through September 17th). During this time, we will be draining, resurfacing, and replacing the pool coating, all tiles and the coping that borders the pool. We will be deep cleaning our unit AC’s as well as conducting repairs and replacement of small appliances, as needed. All owners, current on their maintenance fees, have been contacted and placed in an alternative week. If you are one of these owners and have NOT been contacted, please call the front office at CBC as soon as possible.
If you have not been to the resort recently, the construction on Estero Boulevard is COMPLETE. It is truly a joy to be able to navigate the entire island without barrels and detours. Work is also progressing on the new Margaritaville Resort on the north end of the island and based on what is being shown in drawings and presentations – this resort is going to have a significant impact on our little island with a true shift in the look and feel of the “north side.”
Based on your feedback, we are keeping the restrooms near the pool with a couple of changes. First and foremost, we bought the units so that we don’t have an annual lease expense of just over $30,000. This is a true savings to the budget and owners. The owned units are smaller in total footprint (just two units versus three) and it will have a code to enter for security purposes. You will no longer need to wait for someone to “unlock” or “lock” the units.
We voted to replace all mattresses in all units as well as the bed frames. New mattresses are needed, and the new bed frames will provide storage space under the bed as they will have space tall enough for you to store luggage, shoes, whatever you like. These should be installed in all units this summer.
Last, but certainly not least, we are evaluating the design, cost, and effectiveness of unit renovations. When we say “renovation” – we are talking about furniture, layout of that furniture, TV placement, and appliances. There will be lots of thoughts, requests for input, and creativity. As you are all aware, we have a variety of room designs, square footage, and layouts and as a result, we will not have a final design that will be one size fits all. Instead, the renovation committee approach will be to design all rooms that are the same size and layout and then move on to the next grouping. As this committee develops ideas and designs, we will continue to provide all owners updates and views for feedback and input.
We are all experiencing the current world challenges in different ways. How we are personally impacted by high gas prices, grocery costs, pandemic exposure – it is unique to each one of us. The one thing we all share is our love for CBC and the relaxation we get when we can “get away” in our week(s) of ownership. Your Board of Directors is committed to ensuring that your time at our “home away from home” is as comfortable, safe, and fulfilling as possible. We hope that you have a wonderful, safe and healthy summer, and we will “chat again” in the Fall.
CARIBBEAN BEACH CLUB CALL FOR RESUMES
The Annual Owner’s Meeting will be held on October 24, 2022, at 1:00 pm (EST) in the rec room of the CBC Resort. The purpose of the meeting is to elect directors and any other business as may lawfully be conducted at this meeting. Subsequently, this is the FIRST NOTICE OF MEETING AND CALL FOR RESUMES to those Owners who are interested in serving on the Board of Directors.
Board members are elected for a two-year term. They attend a minimum of three (3) meetings each year, receive monthly reports on Association business and collectively make decisions for the Association. Board members must certify, in writing, that they have read the Association’s condominium documents and policies and will uphold the documents to the best of their ability and faithfully discharge their fiduciary responsibility to the Association’s members. Per our Association By-laws, you must be an owner of record for at least one unit at CBC and you must be current on all fees. If you are interested in serving in one of the four (4) seats up for elections, please follow the instructions below and return your resumes no later than September 16, 2022.
QUALIFYING FOR THE BOARD OF DIRECTORS
Florida Statutory Requirements for Candidate Information: “The condominium and cooperative acts do not prohibit candidates from campaigning for election. Moreover, any candidate may submit a personal information sheet to the Association not less than 35 days prior to the election. This sheet may not exceed one side of an 8 ½” by 11” sheet of paper and may contain information describing the candidate’s background, education, and qualifications as well as other factors deemed relevant by the candidate.
The Association must distribute copies of such sheets with the second notice of election. The information sheets may be printed on both sides of the page to reduce costs. If consented to in writing by the candidates involved, two or more candidate information sheets may be consolidated into a single page. The Association may not edit, alter, or otherwise modify the content of the information sheet. The original copy provided by the candidate becomes the part of the official records of the Association.”

RESORT MANAGER’S CORNER
As we move into our summer months, we always look forward to the owners and family members coming to enjoy Caribbean. The laughter while splashing in the pool and sharing a peek at their latest shelling expedition. Each season is truly different for the owners and for the staff alike.
We are continually working on projects with the intent to give a fresh look or to help improve the quality of your stay. At this time, we are ready for another placement of pavers near the front office and by the coffee service area, then continuing into the pool area. The gutter and downspout replacement will carry on with the north building; the middle building has already been completed. The maintenance department has started painting the parking lot curbs and walkways of south building. Many other projects are scheduled for this summer too.
We have two new team members for you to meet; Jim in maintenance and Courtney at the front office. In just a short couple of months, they both have stepped in with their own strengths and abilities making each week better.
As a reminder, your feedback is important, so please complete your comment cards and return them to the front desk when you leave. This is the best way to let us know how you rated your stay and allows you an opportunity to express any suggestions you may have for us. Communication is key between the resort and the owners. Please be sure to provide us with your current email address when you check in. You will receive our quarterly newsletter and any other correspondence from the Board of Directors and Tricom Management by email.
