Winter 2022-2023

Fellow Owners,

To say that our lives since my last newsletter have changed would be the understatement of 2022.   As you are all painfully aware, Hurricane Ian made a direct hit to Estero Island and the town of Ft. Myers Beach on September 28^th, 2022.  This was not only the largest hurricane to hit the island in our known history but the storm surge of 10-15 feet of water was truly unprecedented.   We have all seen the videos and pictures of the destruction to the island and our hearts break at every viewing.

For our CBC resort, we are blessed to have the results we have had.   We successfully evacuated all guests and staff on Tuesday, the 27^th of September and can report that all of our staff are safe and living in their own homes with minimal damage.  Because we all pay our maintenance fees each year, our 2022 budget is fully funded and for that reason, we are able to continue to pay our staff while we work through this interesting time.  There have been some interesting milestones that I will recap here and then you may notice that we have scheduled Board meetings for every month for the next several months, so that we are not only providing you with updates but also making decisions regarding our resort in a very timely manner.

Some key milestones to note:

• Tuesday, 9/27/2022
  • Received evacuation order from Fort Myers Beach.
  • All owners and staff left the premises.
• Wednesday, 9/28/2022
  • Hurricane Ian strikes the island.
  • 10–15-foot storm surge swamps the island.
  • Island is closed and inaccessible for all visitors and residents.
• Saturday, 10/1/2022
  • Mary and Brian (her manager) get access to island.
  • Can only ride bicycle to property for viewing.
• Monday, 10/3/2022
  • Everyone is locked OFF the Island to enable search and rescue.
• Monday, 10/10/2022
  • Island allowed vehicles to enter the island from the North side only.
• Week of 10/10 through 10/16
  • Had contract crew from Orlando and local crew with Backhoe to remove debris from property.
• Thursday, 10/14/2022
  • Fort Myers Beach announced that access to island would be restricted to infrastructure teams only on Monday and Tuesday.
  • Residents and businesses could access from Wednesday through Sunday.

The North and Middle buildings are in good condition and will open first.   Our current plans and project steps are:

• Insurance adjusters have been on-site.
• Insurance engineers have identified all buildings as being sound in foundation.
• All debris is cleared from the 1^st floor of the South building.
• North and Middle building roofs have been tarped.
• Electricians have been in to assess what needs to be done prior to turning on power and estimate is forthcoming.
• Pool contractors have been on-site and determined necessary equipment to be replaced and bids are forthcoming.
• Contractor firm (ones that did all of the work with HVAC and remediation in the South building) are submitting bids for repair/refurbish the 1^st floor of South building.
• Roofing company is submitting bid for roofline and shingle repair.
• Island is without water and sewer and timing for that is still unknown.

Other news from our annual meeting is that we elected a new owner to the Board of Directors, Mr. Jim Clem, who is an owner in weeks 2 through 6.   John Vary is retiring from the Board after many years of dedicated service.   John was instrumental in ensuring that when we had the North building fire that we were made whole and received a well-deserved settlement from our insurance provider at the time.   He has served the Board in many capacities including President and his time, commitment and service to the Board will forever be appreciated.

As shared, we will continue to publish updates and progress and look forward to providing pictures and status that will show the progress being made, so that we may all spend some time at our “home away from home” in 2023.
